 Lease to own essentially works like this:

• We ask for an “Option Deposit” up front of usually between 3% and 5% of the purchase price.
• We offer a one year (renewable term) at an agreed to purchase price anytime within that one year time frame.
• We set an agreed to monthly rent for the period.
• When rent is paid in a timely manner, meaning “paid on the day it is due” we offer a portion of the rent payment to go directly towards the purchase price, when and if you purchase. This is usually between 15% to 20% of the monthly rent. It is based mostly on the amount of option deposit put up.
• If the rent has been paid in a timely manner, if an inspection of the property satisfies us that no damage or anything other than normal wear and tear is seen, and if we are notified within 60 days of the termination of the agreement that you would like an extension, we can discuss a new purchase price based on the projected housing price index and write a new agreement. This of course is only needed if we cannot get you qualified for a mortgage during the first year of the program.
• The initial “Option Deposit” paid up front will go towards the purchase as well as all rent credits.
• A new “Option Deposit” will be required to extend the agreement another year, and this as well will be fully credited towards the eventual purchase. 
• On renewals, the “Option Deposit” is usually based on rent payment history, and would be a minimum of 25% of the initial option deposit.
